There are two ways to work with Location Properties, and the requirements are different for each. Pick your path:

Independent Contractor (1099)

You run your own business, carry your own insurance, and invoice us per job. Requirements: W9, general liability insurance, and workers' comp coverage or the Kansas exempt affidavit.

You join our team with regular work and pay; we provide the insurance and payroll. Requirements: employment screening, including drug testing, driving history, criminal history, full background check, and credit check.

Contractor Requirements

These requirements apply to independent contractors (1099 vendors) only. Employees are screened differently - see For Employees below.

Insurance Requirements:

Proof of workers' compensation coverage (or notarized waiver for individuals)
If you have no employees, download and complete the Affidavit of Exempt Status (Kansas Workers' Compensation Waiver)
Liability insurance coverage

Expectations:

  • Can receive requests via email
  • Can contact tenants directly, schedule in a timely manner, and communicate with us if they cannot reach the tenant
  • Send invoices with the amount due and the property address for each amount so we can track expenses by property. Mail to Location Properties, 3300 Clinton Parkway Ct, Suite 110, Lawrence, KS 66047; we provide an invoicing email address when we onboard you.

We Reach Out

Once your documents check out, we add you to our vendor list and start sending work orders that match your trades and area.

For Employees (W2): Want to Join Us as an Employee?

If you are a home repair service contractor interested in joining us as an employee with regular work and pay, please also apply here: choose "Joining Location Properties as an employee" in the application below. If you are accepted as an employee, our company provides the general liability insurance, workers' compensation insurance, payroll tax withholding, and the rest, so you can focus on the work instead of running a business. Background checks apply. You must have an excellent driving record, no drug use, no alcohol violations, and no bad credit issues.

Employee Screening Requirements

These apply to employee applicants only, contractors keep their own business insurance instead (see Contractor Requirements above). Every employment offer is conditional on completing our screening, and each check runs only with your written authorization, as federal and Kansas law require:

  • Pre-employment drug test, with continued testing under company policy (including post-accident and reasonable suspicion testing)
  • Driving history check (motor vehicle record): you must have an excellent driving record and be insurable under our vehicle policy, with no alcohol-related violations
  • Criminal history check (county, state, and national)
  • Full background check, including identity verification, employment history, and reference checks
  • Credit check
  • Federal Form I-9 employment eligibility (work authorization) verification

Background and credit reports are obtained under the federal Fair Credit Reporting Act: you authorize them in writing before we order them, and if anything in a report could affect the hiring decision, you receive a copy of the report and a chance to respond before a final decision is made.

How It Works for Employees

Choose "Joining Location Properties as an employee" in the application. No W9 or insurance documents needed, that is the contractor path.

Interview & Conditional Offer

We talk about your skills, the trades you know, and the work. If it is a fit, we make an offer conditional on screening.

Screening, Then Start

With your written authorization we run the screening listed above. Pass it, and you start with regular work and pay while we handle the insurance and payroll.
