Sometimes the photos and details a tenant provides show us something we missed, and that can allow us to return more of the deposit. That is not always the outcome, but when the facts support an adjustment, we make it.
Timing matters: deposit disputes need to be raised in writing within thirty (30) days of your reconciliation. Submitting this form counts as written notice, so send it as soon as you have your list of concerns.
What Makes an Appeal Effective
- Go item by item. Name the charge, the amount, and why you disagree.
- Say what you agree with too. It narrows the review to the real questions.
- Mention your evidence. Photos from move-in or move-out, receipts for cleaning or repairs you paid for, or notes from your check-in report.
- Tell us how to reach you. Include your forwarding address and the best way to follow up.
