How to Submit a Maintenance Request

Maintenance requests are submitted through the Resident Center in the tenant portal, which documents your request and routes it straight to our maintenance team. After you log in:

  1. Click Requests in the menu, or the Create request button right on the home screen.
  2. Choose Maintenance request.
  3. Pick a category, such as Appliance, Electrical, Plumbing, or Heating & Cooling. If you are not sure, choose General.
  4. Add a short subject, like "Leaky faucet."
  5. Describe the issue with as much detail as you can, including where it is and when it happens.
  6. Attach photos or videos; they help us resolve the issue faster.
  7. Click Submit request.

Afterward, click the request any time to see its status and updates, or to message the property manager about it. The Resident Center app for your phone works the same way and makes photo uploads easy.

Emergency? For urgent issues like flooding or no heat, call (785) 841-7300 and select 4 (select 2 for a furnace outage). If you smell gas, call your gas company first; most area homes have Black Hills Energy at 1 (888) 890-5554.

How to Pay Rent Online or by Check

Online (fastest): log in to the tenant portal and click the green Make Payment button, or Set Up Autopay to pay automatically on the same day each month. The payment method defaults to credit card; click it and switch to Bank Account to pay like a check using your routing and account numbers. By check or money order: make it payable to Location Properties, write your name and rental address on it, and mail or deliver it to 3300 Clinton Parkway Ct, Suite 110, Lawrence, KS 66047. Allow enough mailing time for the payment to arrive before rent is due.

Renewing, Non-Renewing & Moving Out

Renewing: we reach out before your lease ends with a renewal offer. There is no fee to renew, and most renewals include only a modest rent adjustment. To accept, simply respond in writing or sign the renewal we send.

Non-renewing: written notice is required per your lease. Email Info [at] HomesForLease.org with your name, rental address, and move-out date; notices cannot be taken over the phone.

Moving out: move-out is by noon on the last day of your lease. Clean the home, have the carpets professionally cleaned, return all keys, and provide your forwarding address in writing or in the tenant portal so your deposit refund is not delayed.
