Schedule Your Move-In Appointment
Move-ins happen by appointment. The property manager will contact you within 1 to 2 weeks of your move-in date, usually by email, since email helps us keep track of who is moving and when. You are also welcome to reach out first: call (785) 841-7300, email Info@HomesForLease.org, or use the contact form to set your move-in appointment.
When you reach out, please list 3 or 4 times over several days, plus or minus the lease start date, as requested appointment times, and our team will do their best to accommodate a requested move-in day and time if possible.
The 1st week of each month, especially August, is our busiest time, and we may request some flexibility, especially if the prior tenants caused damage or created cleaning needs that require extra time to get the home ready for you.
Please note: we are commonly asked about an early move-in, and we cannot do so. We cannot promise this because we will not know exactly how long it will take to get the unit or home ready for you after the prior tenant moves out. If the rare situation happens in which it becomes ready early, we will reach out, but otherwise please plan on the actual lease start date.
Before Your Move-In
Pay the Deposit
The deposit must be paid within 10 days of your lease signing. If you have not paid it yet, it must be done now. If it is not paid by the start of your lease, you will not be able to move in or receive keys.
Start Your Utilities
Please refer to your lease. All utilities that should be in your name must be in your name on the day your lease starts. All utilities are removed from Location Properties' name the day the lease starts, so if you have not started service, you may not have electricity, water, or gas for a few days. Start requests can take several business days, and our Utility Providers page lists who to call for gas, electric, water, trash, and internet in each city we serve.
Set Up Renters Insurance
Have your renters insurance policy active on day one. Our Tenant FAQs explain how much coverage most tenants carry.
Plan the Move Itself
Book movers or a rental truck early, especially around August 1 when much of Lawrence moves at once. Schedule internet installation ahead of time, file your USPS change of address, and update your address with your bank, employer, and driver's license.
During the Move-In Meeting
Once the date is set, the property manager will meet you at the home. There is no paper packet to keep track of: your lease and check-in reports are in the tenant portal. The move-in inspection is completed in advance of your move-in, and the report will be in the tenant portal for your review.
- Walk around the home and note any damages that should be added to the inspection report
- Review the move-in inspection report in the tenant portal and sign
- Receive your keys and garage remotes, if applicable
- Once the keys are handed over, you are free to move in
The move-in inspection protects you: anything noted on the report is documented as pre-existing, which matters when your deposit is refunded at the end of the lease.
Your First Week
- Log in to the tenant portal and set up online rent payments or autopay
- Find your main water shut-off valve and electrical breaker panel before you need them
- Check the furnace filter and note the size; filters are replaced every 1 to 3 months
- Look up your trash and recycling day for your address

- Submit a maintenance request in the portal for anything that needs attention
